Working with us
You contribute the land; we contribute development capability, planning, approvals, construction and sales. Roles, investment contributions, timelines and profit sharing are defined in writing before the project starts, and revenues are distributed at agreed financial milestones.
Yes. Our Design & Build service covers residential and commercial projects on a straight contract basis — architectural design, engineering and construction handled by one team, so accountability never falls between vendors.
Every project starts with a feasibility assessment covering location, development potential and market viability — then market demand, financial viability and technical requirements. If the numbers do not work for both sides, we say so early.
Chennai and its surrounding micro-markets. Our current portfolio spans Old Pallavaram, Kattupakkam and Kodungaiyur. For sites elsewhere in the region, enquire — we assess case by case.
Through transparent revenue sharing tied to the agreed joint venture terms. Once the project reaches its financial milestones, revenues are distributed according to those terms — with accounting visible to all partners.
Across our current projects: covered car parking with EV charging, CCTV surveillance, lift, and power backup as standard — with video door phone and garden area on select developments. Exact provisions are listed per project.
Yes, and we encourage it. Book a site visit through the form on any project page, or call us directly — you will be shown around by someone from the project team, not a call centre.
Cost and packages
Everything covered by construction, including walls, balconies and covered parking. It is larger than the carpet area you can walk on. Building cost is normally charged on built-up area.
Two houses on the same plot can differ a lot in design, finishes and site conditions. The range shows the likely spread around the package rate; a written quotation replaces it.
You can send the figures to us with one tap. We will reply to discuss your plot, design and a written quotation. There is no obligation.
For items such as tiles, sanitary ware and electrical fittings, a package can include a fixed budget rather than a fixed product. If you choose something dearer, you pay the difference. Ask us for the allowance in each package.
Yes. Tell us which items matter to you and we will price the changes against the nearest package, in writing.
They are allowances and starting figures, not a final quotation. Your written quotation and specification, prepared after we understand your design, are what apply.
Ask us. Changes are priced and agreed in writing before work starts.
Your written quotation states clearly whether taxes are included. Do not rely on a verbal answer.
Buying and building
It depends on the size, the design and the approvals. As a rough guide, many independent houses take about a year from the start of foundations to handover; larger buildings take longer. Ask for a written, stage-by-stage schedule for your plot.
Normally an approved layout and an approved building plan from the planning authority for your area (CMDA within the Chennai Metropolitan Area, DTCP or the local body elsewhere), and a completion certificate afterwards. Confirm the authority and the current rules for your plot.
RERA is the Real Estate (Regulation and Development) Act, 2016. In general a residential project on more than 500 square metres of land, or with more than eight apartments, must be registered with the state authority. Ask for the registration number and check it on the authority website.
Carpet area is the usable floor area inside the walls. Built-up area adds the thickness of walls and usually balconies. Super built-up area adds a share of common areas. Compare prices per square foot on the same kind of area.
In stages that follow completed work, agreed in writing before you start: for example foundation, each slab, walls and services, finishing, and a final part on handover. Pay by bank transfer and keep every receipt.
What is included and what is not, the payment schedule, the timeline and what happens if it slips, how changes are priced, the specification of materials, and what is covered after handover. Have a lawyer read it before you sign.
No. It is an indicative range worked out from your plot size and the package rates. A written quotation and specification, prepared after we understand your design, are what apply.
