A flat can be described by three different areas. Enter the super built-up area from the brochure to see roughly what you get to use.

How this is worked out
- Built-up area = super built-up area divided by (1 + loading).
- Carpet area = built-up area less the share taken by walls and balconies.
- The share of the area you pay for that is usable = carpet area divided by super built-up area.
- The loading and wall shares are your inputs; they differ from building to building.
Three areas for one flat
Super built-up area includes your share of lobbies, staircases and lifts. Built-up area is what remains after that share is removed. Carpet area is the usable floor inside the walls. Only the carpet area is space you can lay a carpet on.
How to use it
- Enter the super built-up area from the brochure or agreement.
- Enter the loading, the percentage the builder adds for common areas. Ask the builder; 20% to 30% is commonly seen.
- Enter the share taken by walls and balconies. Ask for the carpet area in writing; it is the figure to trust.
A worked example
A 1,200 sq.ft super built-up flat with 25% loading has a built-up area of 960 sq.ft. If walls and balconies take 12%, the carpet area is about 845 sq.ft, or 70% of the area you pay for.
Why it matters
RERA asks builders to sell apartments by carpet area. When you compare prices, compare the price per square foot of carpet area.
Questions about this tool
The percentage added to the built-up area to cover your share of common areas such as lobbies, staircases and lifts.
Under RERA an exclusive balcony is not counted in carpet area. Builders differ in how they describe it, so ask for the carpet area in the agreement.
