What stamp duty and registration fee are
When a property changes hands, the state charges stamp duty on the document and a registration fee for recording it. Both are a percentage of one figure: the higher of the price written in the sale deed and the government guideline value for that location.
How to use the estimator
- Enter the sale price.
- Enter the guideline value for the exact location and property type. You can look it up on the Registration Department portal or ask the Sub-Registrar.
- Read the estimated total. Add it to your budget next to the price and legal fees.
A worked example
For illustration only, with round numbers and not the current rates: if the price is ₹50,00,000, the guideline value is ₹45,00,000, stamp duty is 7% and registration is 2%, the charges are worked out on ₹50,00,000 (the higher figure): ₹3,50,000 plus ₹1,00,000, or ₹4,50,000 in all. If the guideline value were the higher figure, the charges would be worked out on that instead.
